I have been to museums and art venues all over the world and I’ve never seen one as exciting as MassMOCA (Mass. Museum of Contemporary Art). It is in North Adams Mass., about 5 miles to the east of Williamstown in northern Mass. It is contemporary art with huge installations & lots of exciting, cultural activities. You can YouTube MassMOCA in 2 1/2 minutes to get an overview of the facility. There’s a lot of other information both on YouTube and on Google.
My idea is that in St. Pete, a facility could be built with the same size and dimensions of the floors at MassMOCA. The structures there are large - each about 80 yards by about 20 yards wide, most 2 stories. MassMOCA-StPete could be a multi story building with large elevators to carry the large art & installations up to the floors. This would allow the fabulous installations at MassMOCA be move to Florida after the showing at Mass MOCA. This would 1 - Give the artist additional exposure & 2 - Promote MassMOCA, which is primarily a summer destination.
There could be a reciprocal relationship where installations in the MassMOCA-St Pete move to MassMOCA, if desired.
I was born and grew up in St. Pete, and at that time it was known as "The city of the living dead” because it was mostly retirees, many sitting on green benches downtown. Now it’s a vibrant community of primarily young people, with a very powerful art presence, including the Salvador Dali Museum, which has a fabulous collection, the James Museum of Western and Native American Art and Sculpture, the largest collection in the world, the American Arts & Crafts Museum, the largest collection in the world, the St Petersburg Museum of Art, which has a very beautiful permanent collection & wonderful shows, the Dale Chihuly Collection, the most famous glass blower in the world and many other art venues. It seems like a natural match, and I think in time MassMOCA-St Pete would become the most popular tourist destination in St Pete. In addition, it will give MassMOCA a tremendous boost.
It was originally the Sprague electric factory with many large buildings, two-story brick, and had been abandoned for about 30 years before the town of North Adams decided to create MassMOCA there. There is a wonderful “permanent” 2 floors of Sol LeWitt colorful wall “drawings”. Youtube Sol Lewitt at MassMOCA.
The cultural offerings are extensive & exciting. I went once & this crazy, amazing band, Mucca Pazza, was playing wild music & marching all over - WOW! You can youtube Mucca Pazza at MassMOCA.

Begin by YouTubing Playlist Get Happy - about 85 videos of her at many different times in her life. She had the JudyGarland Show in '63 & '64 After I saw the movie, Judy, & started doing "research" on her (there is soo much - on the web, youtube, books +++) & listening to her, I became an "addict". So many people of import have recanted glowing things about her, even JFK! I think she can be presented to kids as they have an immediated connection because.of The Wizard of Oz (do kids still watch it? It IS a wonder!). Judy Garland - Songs 4 Kids (& Adults 2!) is listed below. In addition, I have listed all of her songs (on youtube). I guess the best example of who is Judy Garland is her singing Old Man River. When she had The Judy Garland Show in '63 & '64, she said, "No woman has ever sung Old Man River - I want to". Listen to her & then youtube the song & listen to anyone else - she IS the best, by far!

She is a wonderful singer/entertainer for kids (& adults) to be introduced to because her life story is so interesting. She is the only person who has a book written about almost every day of their life (Stephen Schecter).
Many of her songs are wonderful 4 children, including Over the Rainbow which she sang in the movie The Wizard of Oz in 1939. It still is considered the most beloved, popular song of all time. She was Dorothy in the movie (not Mrs. Gulch!). Her dog, Toto was very well paid.
Judy Garland is the only entertainer in history who began their career in show business before being born. How was that? Her mother played piano in silent movie houses and in the vaudeville house she and her husband owned in Grand Rapids, Minn. When she was pregnant she stayed home, playing the piano - jazz, and music from silent movies and where was little Judy? She was just 1 ft away, snapping her fingers and twitching her toes and dreaming “I’m going to be a big star one day!” And she did become the most popular, famous & beloved movie star of her day. She made The Wizard of Oz in 1939 when she was 17 years old and became a worldwide phenomenon after that movie came out.
Judy said her years in Grand Rapids were the happiest of her life because it was pure joy in their home. Her two older sisters performed in the vaudeville house, as well as her mother and father. They were all practicing their singing & dancing at home & Judy would be running up and down the stairs - just a happy little kid. She kept begging your parents “Mommy Daddy - I want to sing on the stage like my sisters.” When she was 2 1/2 years old her mother made for her beautiful little white knit dress and on the day after Christmas, after her two sisters had finished performing at the vaudeville house, her father gave her a bell and she went on stage and sang Jingle Bells. The audience went wild clapping, and she loved the clapping so much she came out and sang it 7 times before her grandmother had to come on the stage and take her off! And she got a good review in the newspaper the next morning! Even at the age of 2 1/2, she did not have a mature voice, but she had a very unusual & powerful voice.
When she was about 8 or 9, the family moved to Lancaster, California about an hour and a half north of Los Angeles. Her mother wanted to start taking her to auditions in Hollywood and they couldn’t afford to buy a vaudeville house in Los Angeles. So they bought one in Lancaster. At an early age she was already on the radio. There’s one cd I have where the announcer says “And here’s little Judy Garland - she’s just 10 years old, but she’s got the voice of a woman of 40 - who’s been hurt!” WOW!
They later moved to Los Angeles. An executive with MGM heard her sing the song Zing! Went the Strings of my Heart on the radio. He was so impressed, he went to find her & took her, took her to the chief executive of MGM, Louis B Mayer, who was also the highest paid executive in America. She sang the song for him & he put it under contract immediately, without a screen test. Now, at the age of 13, Judy was under contract with MGM. But they didn’t know what to do with a 13 year kid. They didn’t have any other 13-year-old movie stars. She was working with a composer by the name of Roger Edens. He wrote all the music for The Wizard of Oz, as well as many beautiful songs.
She told him that she’d “fallen in love” with Clark Gable, who was the most famous movie star of his day. He starred in a movie Gone With the Wind and was very handsome. So Roger Edens uses the song: “You made me love you, I didn’t want to do it, I didn’t want to do …”, and in the song he writes a soliloquy where Judy talks to a picture of Clark Gable. It’s on YouTube - Dear Mr. Gable. It was on the radio & everyone listened to it because Judy Garland has a remarkably beautiful voice, the song is beautiful and she’s talking about the most famous movie star in the world! At the age of 13 Judy Garland was now a household name in America - everyone knew Judy Garland!
She went on to make movies with Mickey Rooney. Originally he had top billing, but soon Judy did. She made 28 movies in the 12 years she was with MGM. MGM worked their movie stars to death & she was tired of the work & the control of Louis B Mayer & she & MGM “parted ways” in 1949. She had married her band leader when she was 18. She had wanted to get away from the control of Louis B. Mayer. That marriage lasted less than 2 years. She met Vincint Minelli when she was staring in the movie she was making - Meet Me in St. Louis. He was the Director. They married & soon had a daughter, Liza Minelli. She is famous i her own right winning many awards & staring in the "classic" movie Cabaret.
After she “left” MGM, a man by the name of Sid Luft wanted to help her get "back on top". When he was in Manhattan in 1950, in Times Square, he saw the Palace Theater was abandoned. He called the owner up and said, “Why don’t you renovate the theater and Judy Garland will sing there.” They agreed. The original contract was for 20 weeks, 2 shows a day, 7 days a week. But singing was not work for Judy Garland - singing was what gave her her joy.
John Kennedy, one of America's most famous Presidents, came to opening night and he fell in love with her. He would call her once a week to say hello and ask her to sing the end of Over the Rainbow. She could call him whenever she wanted, even when he was President of the United States. She spent a month at the Kennedy compound on Cape Cod with her three children (she had 2 with Luft who she had married). When Kennedy was assassinated in 1963, she has The Judy Garland Show on television. Her original contract was for 4 years @ $24 million - the highest amount paid an entertainer, even through today. She wanted to dedicate a show to honor Kennedy by singing patriotic songs. The CBS executives wouldn’t let her so she conspired with her orchestra leader, Mort Lindsley, to sing the song Battle Hymn of the Republic. They didn’t put it on the playlist that they gave to the CBS executives & she just sang it at the end of one of her shows. It does not show up in the video, but I read before singing it she said "This is for you, Jack!" It’s a beautiful song to listen to on YouTube.
Then Sid Luft said "I’m going to put you in opera houses all over the world". She was the first female to sing at the Metropolitan Opera House in Manhattan. She did sang at opera houses all over the world. All sold out - all with rave reviews. She went on to make the movie a Star is Born, which is a beautiful movie. In it she sings a gorgeous song - The Man That Got Away. She was called a "shoe in" to win the Academy Award, but Grace Kelly (who became a real "princess" when she married the Prince Rainier of Monaco) won because of her "political connections".
She made a few more movies, but mostly she had live concerts. She had about 1,100 live concerts. In a few movies she did not sing & was a wonderful actress. She got an Academy Award nomination for one of her dramatic movies, Judgment at Nuremberg.
Her concert at Carnegie Hall in 1963 is still call “The Greatest Night in Entertainment History”. It’s not available on video because at that time most concerts were not filmed because it required a large camera which took up space in the auditorium and obstructed sight lines. When you listen to this concert, or any of her many concerts that were recorded, you can hear the relationship she developed with her audience. It was as if she had invited people in the audience into her living room. She connected with them on a very personal basis. She loved them & they loved her. It was a love fest.
Judy had a contract to play for a number of weeks at the Palladium in London. She invited her daughter Liza, who is only 18, to join her. She was reluctant at first, but finally consented. That entire concert is available on YouTube because it became a television show. All you have to do with YouTube Judy and Liza at the Palladium. There’s one song in particularly that is fantastic. YouTube Judy and Liza Hello Dolly. At the beginning of the show, Liza’s on the left-hand side of the stage and Judy’s on the right hand side of the stage and Liza sings out “Hello mama” and Judy sings “Hello Liza - it’s so nice to have you here with me." Then they walk to the middle of the stage, hold hands, hug & sing together.
Although the original contract for The Judy Garland Show, in 1963, was for four years, it only lasted a year. CBS put her in the 9 o’clock time slot on Sunday night against Bonanza on NBC. Bonanza was the highest rated show of the time and also was in color. The Judy Garland show was in black-and-white. People were buying their new color TVs in the early 60's &, although her ratings were good, she did not knock Bonanza "out of the box". There were 26 episodes. Most are available on YouTube and they’re all wonderful. Some of guests are Barbra Streisand (subline), Liza Minelli, Frank Sinatra, Dean Martin, Sammy Davis Jr., Tony Bennett, Peggy Lee, Lena Horn +++. The thing about them is Judy Garland had her hand in everything - she controlled everything about the shows and you’ll see that even though the shows are 60 years old they’re still contemporary. Any other show that you YouTube from the 60s looks dated. One of my favorites is The Judy Garland Christmas Show. She had all her kids on. Being the loving mother she was, she let her young son, Joey Luft, sing a song from the play Oliver. He did not inherit Judy's voice & Judy never let him sing on TV again - he was consigned to playing the bongos!
On the Judy Garland Show, she said “no man has ever sung Old Man River - I want to sing that song!” Listen to her sing it, and then just YouTube the song. No one compares to Judy Garland! A good example of her joy of singing is the song San Francisco. The genius she was, she begins the song with a dedication to Jeannette McDonald. Why? Jeanette McDonald sang the song in the rubble of a San Francisco earthquake & became famous because of that. Judy is on the stage, singing, hopping, skipping like a kid in a candy store. She lifts her leg to get a note out!
Another great example of "Who is Judy Garland?" is the song Here’s To Us. She wrote the music & the lyrics. It was to be on her last Judy Garland Show. It never made it on the show, but he video is on youtube. She’s in a clown costume & she had champagne at the edge of the stage. She gives glasses to people in the audience and pours champagne for them. Her two children that she had with Sid Luft, who she had married, were sitting in the front row. They were about 10 years old then. She gives them a bottle of milk!
She truly had a "storied" life , but died at the young age of 47. There’s a biography called Get Happy (great song of hers also) available on Kindle to read on your phone or ipad, if you like to read that way. There are many documentaries that have been made of her life. I think Judy Garland is someone that children will enjoy, because the songs give you so much pleasure and many are “fun”. Sooooo - here goes:

There are approx. 175,000 New York City Housing Authority apartments in NYC, in approx. 300 “developments”. Everything is “well located” in NYC now (pending a living population - after Covid). Many are referred to a “projects”. Many have terrible problems with deferred maintenance, sometimes without elevators &/or heat. There is still lead paint in some apts. The apartments are all well laid out, most with large rooms.
What to do? My idea would convert the majority poor population to a majority middle class population. It is a win win win win situation:
1 - Start with the worst housing project. Offer tenants money to move - say $25,000 to $35,000. They would not be obliged to accept the offer & could stay on a tenants with their current “protections”. I believe many will take the money & be happy to have it will move to family or someplace else. A contract would be made with the money put into an attorney’s escrow account to be released after confirmation of the apt being vacant.
2 - In a project of say 100 apts, I anticipate, maybe 1/3 will “sell”. The City & State will then renovate the building(s): A condo renovation for the vacant apts & what ever is need to be done for occupied apts. The entrance & landscaping will be made upscale, halls will be renovated & all needed capital improvements will be made as needed. The vacant apts. will be sold & another “offer” might be made to existing tenants. The buildings will now be on the tax rolls, the new buyers will be middle class, most paying taxes to NYC, the existing tenants will be happy, the neighborhood will be happy. Happy Happy. My idea “Dress Up NYC” (see it, when I get it up) can make the red brick boxes something unique to look at & live in.
3 - Assuming this is successful, projects will be added for “buying” tenants & conversion to condos.
There is no reason NYC can not be a primarily middle class city again - it is now 40% “poor”. The significant additional income will allow better, & less expensive, services for the population.

Clean UP NYC Garbage
I have never been in a city anywhere in the world that has large numbers of black plastic bags lining the streets. What to do?
My idea is that large containers will be placed at ends of blocks with access from the sidewalk in put garbage in, with separate opening for different kinds of garbage - regular garbage, cardboard, crowns, etc.
The containers will be designed by winners of competitions, to add some art to the neighborhood. There will be a place on the street to open to collect the garbage. Each will become a “gathering place” for that block with places for posting notices, seating & planter boxes. This will allow all garbage cans to be eliminated & these areas in front of houses can now become part of the Dress Up NYC Program.

Define NYC Neighborhoods
Make defined Boundaries to NYC neighborhoods with City Council representation for 1 or more neighborhood. People will now where they are as all street corners will have a sign identifying the neighborhood. This will allow the City Council members to properly represent their constituents. Neighborhoods, as per the City Council, will be numbered, as in Paris. The local “governments” will be able to a proper job making sure local issues are tended to, like cleaning up garbage, regulating red lights at night +++.

Change Zoning
In cities like Paris & London an existing building is allowed to remain with an use the landlord wishes to use it for unless serious objections from the locals.
Zoning is basically antithetical to the interest of all. Some group of people decided, maybe 20 yrs. ago what what good & what was not. Let any new construction have an approval scale with locals have the greatest % of the “vote” - complicated, but this will allow for a natural growth & development.

Modify Opposite Side of the Street Parking
Have you ever looked at a street when the cars have moved but the sanitation truck has not come yet. They all are clean already. Why torture so many with this old fashioned plan. Streets can be cleaned as needed, by the property owners with special attention given if there is. serious garbage issue.

An Improved Times Square
This is being “updated” on De 30, 2021 with the knowledge that there are virtually no Broadway shows open now & we are all worried about covid. So this idea may come to be when Broadway shows reopen. Times Square is an American icon & treasure. It should be landmarked with the provision that the only people allowed to perform, & take money, are those sanctioned by Broadway theaters. In costume, performers will sing, dance & make recitations from shows. There may be a 15 min show every 2 hours. Assistants will have hand held devices to sell TKTS (1/2 same day tkts) & future date. The current “family” of nudenistas, cookie monsters, Micke & Minney Mouses, The Naked Cowboy ++ will be given a restricted area & others will be allowed on side streets.

I have to turn my brights on at night on an empty street to see where lanes are. Paint lines on streets with a reflective paint - white & yellow - every 3rd stripe. This will help night drivers known where the lanes are.

Dress UP NYC
Some parts of NYC are architecturally exciting. I think everyone likes good architecture. It may differ for each. So many parts of NYC are just plain ugly.
Just drive around parts of Queens - amazing. A tax credit could be given for visual upgrading of buildings - there are so many ways buildings, & homes, can be dressed up. Maybe with the increased tax income from converting NCHA housing to condos, telephone poles wire that sting back & forth on some streets can be put under ground.
I have been driving around NYC since my early 20's. When I moved to NY, after college in 1970, my mom's new husband, Dr. Herbert Kahan (a wonderful man - he was an old time pediatritian in New Rochelle, NY) have me his old little green Renult. I started working for any attorney who was buying apt. houses. This was about 1975 & apt. houses then were not an asset they were a liablity. NY was going to hell - it was happening quickly & if you ow an apt, house & are loosing, say $30,000/yr. & there is no future, SELL! I saw beautiful brownstone neighborhoods that were in poor shape & the large buildings & complexes, like styvesant Town & Peter Cooper Villiage, that are basiccally red brick, non descript, buildings. The one thig aobut Donald Trump is that he built beautiful buildings when every one else was still building red brick blahs! All these buildigs could be "dressed up". The cost is minimal & the befit for value & beauty is huge. For example, In Stuyvesant Town, each building could have a "theme" with the theme resented in the bottom of the building. Some buildings ould represent specific birds - The Flamingo Building, The Hummingbird Building +++. Floweres, Trees, Animals & other specific presentations could be made.
sSome builinngs could be dressed up with shuters & may buildig, particularily in Europe, have interesting painting on them - some with optical illisions. Just an idea folks, but it makes sense, NO? Even Mr. Oy Vey likes it.

I have been taking photos for many years now & have had some shows at art fairs. I first used a Nikon 35 mm camera with film. I have "photogoritus" (I take alot of photos - an addiction) & when I traveled to Paris, which was often in the "olden days", I would often take about 90 rolls of film. I had to put a # on. asmall paper to tape onto each roll to try to keep them in order. Many were developed & they are in albums at my house.
I then got the hand held camera with a sim card. So much easier than lugging around the 35 ml. I have some of the cards & am not sure where the others are. That camera had a feature on it I just came upon to allowed me to hold the shutter open for as long as I wanted. I used it Las Vegas when driving, I would open the window, hold the steering wheel with my left hand & move the camera from left to right with the shuttter open. These images are part of my Las Vegas Abstract Expressions Series. A "multi" with 8 of the abot 50 images in the series are on the right (when I get it up!).
Another nice series I did is called Will & Kate's Wedding. I went to London for The Royal Wedding & stayed in the hotel room that day to take photos from the telly. The camera also had a feature called Best Shot. It creates a painterly image for that shot. I compiled about 30 images & bought 5 beautiful silver photo albums & sent them to Bukingham Palace to Will & Kate, The Queen & the Middletons. They were alll returned saying they only accept photos from The Royal Photographer! I responded I would tke the job, but nothing back. Each album includes the letter wrote to each & I have the response lettter from Buckingham Palace.

Even with 1 sponsor, the CLC will still be built as condo units so the sponsor can decide what they want to do. Governments may be sponsors too. Units would be bought with a down payment with the balance at closing. They are condos, so a mortgage can be taken out.
Medical systems where the CLC is being built will be involved to set up all the medical needs there will be needed to tend to. The “member” will live there and then the sponsor may eventually sell it or actually give it to the previously homeless.
I propose each CLC will have 300 - 500 “members” (that means about 100 CLC's just for homeless viets!) & units would be built for homeless, families & “outsiders” who want to live in a CLC.
CLCs would be built as high rises, mid rise, 2 story &/or tiny homes (Elon Musk shows tiny homes for $15,000). Larger units & homes would be built for those described above. There would be a common dining room where members would share cooking, cleaning, maintenance, etc. Each unit would have its own kitchen also.
There would be 4 types of CLCs:
1 - A Working CLC where members would work in a profit oriented business.
2 - Learning CLCs where members would get a high school degree, an Associates Degree, a Bachelor’s or A Certificate of Excellence in a specialized field

The wealthy &/ or corporations or foundations may want to sponsor entire CLC complexes. They would also be built as single homes or condos to allow for units to be sold later, if desired, or given to the occupants.

Nice to meet you. The photo on the bottom right is in the living room of my grandparent's home right on the beach of Pass-a-Grille (St. Pete), Fla. They eventually bought land & built the Rellim Hotel (what is Miller spelled backwards?),
My grandfather wasy dying but all were there as it was Christmas time when my mom's 2 sisteres & their families came down & stayed at the Hotel. I thought my mom was a "movie star". She was a beautiful woman. That is me in my Derby outfit in antiicpation of The Inaugural MFR Derby @ The Miller Family Reunion in St. Pete, Fal during the Xmas Holiday.
I moved to New York City after I graduated college in 1970 and within a few years I was hired by an attorney who is buying apartment houses. This is like 1973 and apartment houses and we’re not assets. They were liabilities if you’re losing 20 or $30,000 a year and the city is considering filing bankruptcy and there’s drug dealing graffiti and prostitution and everything bad Including the white population fleeing New York. There’s not much demand by these money losing apartment houses and there’s a huge supply many owners couldn’t sell their building so they decided why don’t we just burn it maybe we’ll get some insurance money. I had a car and I would drive around New York and look for real estate to buy and he gave me a view of New York City in the early 70s. The first building I bought was at 2:80 and 282 E. 10th St. and I was living at 210 E. 83rd St. and on the upper side the numbers are all the same between the avenues so I thought I would take the second Ave. bus and walk to the west but then I found out in fact that the numbers were different and the lower side, and I started walking to the east And when I got to Avenue B I continued noticing that there was not one building on that block that wasn’t burned out there were trash cans with fires and prostitutes and drug dealers and these two buildings were standing attacked about halfway down the block with the old Italian couple sitting in the store. It was a Saturday and they came every Saturday to collect rent and keep an eye on their buildings.
I used to buy brown stones and what were secondary neighborhoods of Brooklyn like Boreham Hill and blank plan. I have to spend 80,000 bucks to buy a whole brownstone. I would fix it up and sell it for 120 now the brownstone sell for about two or 3 million and the Change in New York City has been beyond dramatic. I love New York with a passion so I will continue with ideas I have for New York City.

“Announcing The Grand Re Re Opening of The Palace Theater (abandoned in the 40’s & renovated for Judy Garland) - The Grandest of All Shows - Judy Garland At The New Palace Theater Sings Highlights & Duets with Current & Future Stars (+ a sing-a-long). Ads will encourage people to come in costume - anything from a Munchkin from The Wizard of Oz (Remember The Lollipop Guild) to Judy as Dorothy or in her famous poppy dress. Is it possible that a new restaurant & store can be opened in the retail space? “Judy’s” - ala Ellen’s Stardust with waiters singing Judy Garland songs & some sing-a-longs. Dining time will be limited or they will stay forever! A connecting store can sell Judy Garland & Wizard of Oz merchandise. The “plan” for the show is all on JudyGarlandSongs.com. My idea is that anyone famous (including Liza Minnelli & Lorna Luft -& Joey, if he takes singing lessons) can come at ay the to sing with Judy. What famous stars might want to sing with her? Would Barbra (they sang the most beautiful duet every made - Get Happy). How about Barry Manilow who already did a duet on YouTube (sound is bad) Zing! Went the Strings of My Heart (chose 2.50 minutes). Who doesn’t want to sing with Judy?. There would be sing a longs with the lyrics as an insert in th program. He available songs, movies, concerts, documentaries, interviews with her & others is almost unlimited. My grandfather was born in Vilna, Lithuania & immigrated to America with his 2 sisters. The went trough Ellis Island & settled on the lower East side of Manhattan. He met my grandmother and moved to Brooklyn where her parents had a woman’s clothing and notions stores on Flatbush Ave. In the late 30s, he had a friend who moved to St. Pete, Fla, and he drove down to check it oWhat is Miller spelled backwards? My grandfather immigrated with his two sisters from Vilna, Lithuania around 1910. They went through Ellis Island and settled on the ut. He liked it and decided to move his family there. In St. Pete, he wanted to get a job, as a new resident, but no one would hire him because he was Jewish. So he opened a women’s clothing store in downtown St. Pete called Miller’s - that was their last name. Soon they joined the beach club of a big new hotel on St. Pete Beach, The Don Cesar. They played cards on the terrazzo patio in the back of the hotel. But they were told at the end of the first summer that they couldn’t join the next year because they weren’t accepting Jews anymore. So he got a “bug up his ass!” He wanted to build a hotel that would be open for Jewish clientele or anyone else to stay there. He found a piece of property just south of The Don Cesar, in Pass-a-Grille. It is the Southern tip of St Pete Beach & is okly about 200 yards wide from Boca Ciega Bay on the East & the Gulf of Mexico & the beach on the West. He couldn’t buy the property because there was a restrictive covenant in the deed. You couldn’t sell to a Jew, a black person or an Asian! He got a friend to buy the property for him, and they transfered the deed to my grandparents. He built a beautiful, two-story Art Deco hotel with 40 rooms. It is on the postcard - the white 2 story art decco structure. When I get my new (reconditionrd) Mac, I should be able to dowliad ikaged tobthr desjtio Then move them to thev2 imafr u r entiyrd to on eac sectio ga big lobby, a large dining room overlooking Boca Ciega Bay, a patio & dock in the back. It was an American plan hotel, which meant everyone staying there got their meals included in the price of the room. So there were no prices on the menus. Everyone keot their table throughout their stay as well as the same waitress. In the first year, they didn’t know what to do to get guests & they tried to flag cars down sitting on the front patio. The next year they had a friend who would take his wealthy clientele out to sea for the entire winter. But the ships weren’t going out anymore because of the war. His friend said he would take over the hotel and bring his clientele down. It turned out he had a very wealthy group of clients, including Henry Crown, who built and owned the Empire State Building, and Morton Blumenthal, famous Broadway producer! They all loved the hotel because, even though they were wealthy, they weren’t “Miami Beach glitzy” wealthy. They liked the quiet life in St Pete. My grandparents were gracious hosts & the food was amazing. They could walk across the street to the beach where cabanas and changing rooms were constructed. St. Pete Beach is beautiful & is considered one of the most beautiful in the world. The guests said they loved staying there & most said they would come back the next year. So now my grandparents had a built-in group of guests. And the help all came back every year also. They all worked in a hotel in Maine and when that hotel closed after Labor Day, they could come down and stay at homes my grandparents had bought near the hotel and have a vacation until they had to start getting the hotel ready to open. It was only open from the middle of December to the middle of April. My grandparents had bought homes near the hotel, and everything on Pass-a-Grille is near the beach. They called the hotel The Rellim - what is Miller spelled backwards? It was like a sitcom because everyone knew everyone. My mother’s two sisters had married & moved north. They would come down with their families at Christmas time for a family reunion. My mom & I lived in St. Pete & her brother, Iwin, when he graduated from Cornell School of Hotel Management, came “home”, married my Aunt Sonya (she was a beauty - inside & out) & they helped run the hotel. Everyone loved them because they were a charming, intelligent wonderful couple. Being at The Rellim was like going to camp & our “annual” family reunion was a highlight of all the family. In the early 50s they build 8 villas on the gulf side. Each villa had three motel rooms with a beautiful walkway to the new clubhouse & pool. The clubhouse was large with tables set up for a buffet lunch. Guess it’s good now have lunch in the formal dining room, or at the clubhouse.
There was a room to serve the Buffet & a kitchen and bar in the clubhouse. Breakfast, lunch and dinner was served in the main dining room & only lunch (& a weekly cocktail party) in the clubhouse. In the dining room, every guest had the same table for every meal, and the same waitress. Ours was Libby, She was a short redhead woman who was a happy waitress because she had her “cocktail hour” every day at 6:30 in the morning. “Good morning isn’t it a beautiful day!”She always had a smile on her face. People would line up in front of the Buffay room to make sure they were early for all the wonderful food. Every afternoon at 3 o’clock a man will come around the pool with orange juice on a tray and then as the sun was setting people would often go into the cocktail lounge in the clubhouse for a drink. The dining room opened at 6:45. w
Women got dressed in nice dresses with jewelry and high heels. Men wore coats and ties. After dinner, every night at 9 o’clock, there was an activity in the clubhouse. One night might be bingo, horse racing another night, a movie, a fashion show, a lecture +++. Every Saturday night was a live band with dancing. Every day was full - swimming in the pool & Gulf of Mexico, vollyball & football on the beach, a visit to the solarium for naked wirship to “the sun.” Every day was fun & joy! If it was nasty out, Aunt Sonya would plan activities - bowling, a trip to the dog track, whatever. Always keep the guests busy & happy. You were never bored at The Rellim! Uncle Irwin knew how to get the best food & serve it beautifully. It was called the realm because my Grandpa & Grandma Miller opened The Rellim Hotel just S of The Don Cesar Hotel - here is a picture of Grandma & Grandpa Miller & the land where the Hotel was built. They called it The Rellim Hotel. Anyone kTheir children were Lillian Berni, my mom, Dorothy Halperin & Irwin. Aunt Lillian & Aunt Dorothy married & moved north. Every christmas holiday, the whole family came down to St Pete & we all stayed at The Rellim! What fun we all had. A wonderful breakfast with our regular waitress, Libby. Then a walk across the street, past the beautiful villas, to the clubhouse, pool, beach & Gulf of Mexico. What to do? Maybe a nice rest on a chaise lounge. Oh, time for a swim in the pool then vollyball on the beach. It’s aporoaching 1 o’clock & everyone is “excited” about the fabulous buffet lunch in the “buffet room” at the clubhouse. In the large room, long table were set up, with tableclothes, for people to sit at.
Grandpa, who was Jack Miller, grew up in Vilna, Lithuania. You can see right here on the map exactly where Vilna was, & still is. Here are some images of Vilna then & now. He was born in the late 1800s. When he was about 17 years old, he immigrated to America with his two sisters, Faye and Frieda. Here’s a picture of them. I was ver aggressive in getting my idea out there. Things were much different even 1 year ago, about when I had my Spiritual Intervention with the idea. At first, I thought it best to gt Harry & Magan to move it forward. Whoops - things are way too complicated for them. My idea is that what I cafl "New Palestine" would be part of Th Commonwealth. This would assure no future aberrant leader take over & decide to kill all th Jews. England has

The term Palestine is misunderstood. When Golda Meir immigrated, she said she got a Palestinian passport. Jews were Palestinians, Arabs were Palestinians. Jews at holiday meals used to say "Next year in Palestine". It was the name of the land before independence in 1948 when the UN decided to call it Israel, as that is how it was referred to in the Bible. Jews do have some history in the Land of Israel!

The History of Life in “The West Bank” is Complicated (as are many things in life!)
422 Million Arabs Live in The Middle East. Only 1.6 million of them have complete political & religious freedom, gender equality, freedom of speech & freedom of the press - All of those 1.6 million live here? Israel!
Israel has a population of 8.84 million with 1.9. million arabs, most citizens of Israel with all the rights & benefits of being Israeli citizens. The Knesset, the governing body in Israel has 120 “members” - 17 or 14% of the are Arabs.
The are now 400+ mosques in Israel, 73 in Jerusalem. The number of mosques in Israel has increased 5 fold since 1988 when there were just 80. 300 Imams receive monetary grants from the Israeli government.
But, life IS complicated in The West Bank & so is the history. The West Bank was “won” from Jordan in the 6 day war. All the Arab countries surrounding Israel started the war against Israel on June 5, 1967. In 6 days, Israel defeated all the aggressors & this was part of the peace agreement. The Arabs lost 20,000 soldiers, Israel lost !,000. It was after the 6 day war that Jews started developing settlements in The West Bank. It is the ancestral homeland for the Jews, is beautiful & housing was cheap! East Jerusalem became a hub of activity because the commute to Jerusalem was short & a 2BR in Jerusalem might be about $500,000 + where as a 2 BR in, say Gilo, might be $200,000. Good reason to make that choice. The settlement activity grew as Jews found this to offer many things they wanted - cheap housing, living in the original homeland (Tel Aviv did not exist in ancient times), beautiful topography +++.
A barrier between Abu Dis and East Jerusalem was constructed in June 2004. The barrier was built by Israel following a wave of Palestinian political violence and incidents of terrorism inside Israel during the Second Intifada, which began in September 2000 and ended in February 2005. The Israeli government cites a decreased number of suicide bombings carried out from the West Bank as evidence of its efficacy, after such attacks fell from 73 between 2000 and July 2003 (the completion of the first continuous segment) to 12 between August 2003 and the end of 2006.
Israeli checkpoints are barriers erected as intended to enhance security of Israel and Israeli settlements.
There are over 700 road obstacles to control Palestinian movement within the West Bank. This is not to punish the Palestinians but to prevent killings! It has mostly worked.

My idea s a practical solution to begin to end homelessness & the shelter system. CLC's could also provide an alternative to wayward "youth" My “vision” is to begin with the approx 30,000 homeless Vets. I call the plan Community Living Centers (CLCs). Units will be in a wide range of structures. Anything from a high rise to tiny homes.
My idea is to build CLCs on vacant, inexpensive, land or in cities that need revitalization or just want a CLC in their city. My plan involves construction of CLCs as condominiums (not for the CLC's in New Gaza). Units will be purchased by CLC sponsors. This could include a wide range. Maybe 1 or 2 “Oprah Winfrey CLC), by Corporations, the wealthy - individual units or as a full CLC Sponsor. Even with 1 sponsor, the CLC will still be built as condo units so the sponsor can decide what they want to do. Governments may be sponsors too. Units would be bought with a down payment with the balance at closing. They are condos, so a mortgage can be taken out. This will help pay for the construction.
Medical systems where the CLC is being built will be involved to set up all the medical needs. The “member” will live there and then the sponsor may eventually sell it or even give it to the previously homeless.
I propose each CLC will have 300 - 500 “members” (that means about 100 CLC's just for homeless viets!) & units would be built for homeless, families & “outsiders” who want to live in a CLC.
CLCs would be built as high rises, mid rise, 2 story &/or tiny homes (Elon Musk shows tiny homes for $15,000). Larger units & homes would be built for those described above. There would be a common dining room where members would share cooking, cleaning, maintenance, etc. Each unit would have its own kitchen also.
There would be 4 types of CLCs:
1 - A Working CLC where members would work in a profit oriented business.
Members would receive a weekly stipend but their housing & food is taken care of by the CLC.
2 - Learning CLCs where members would get a degree or a Certificate of Excellence in a specialized field . This should allow them to get a job anywhere in the world.
3 - A Caring For CLC if the member did not fit into 1 or 2
4 - A Retirement CLC for old farts like me
5 - An Intake CLC (only at the beginning of that CLC) to determine where that new “member” should go.
I lived in Israel (’84 - ’87) & spent much time on the kibbutz where my wife’s cousins lived - Kibbutz Bachan. I have fond memories of how wonderful life was for these financially poor Argentinians who immigrated to Israel when it became a State. I soon thought how wonderful something like that would be for America. I have had the concept of Community Living Centers (CLCs) for many years but only now am I starting an aggressive campaign to present the plan to all as outlined above.

Dominique Polles' bronze sculptures of female nudes range from just eight inches high to larger than life. Born in Paris in 1945, young Pollès often watched and admired his father as he painted with great sensitivity with his preferred medium of oil paints. In 1964 Dominique began medical school and simultaneously began to follow the courses of the Académie Charpentier
In 1966 his fascination for painting led him to participate as a painter in an art exhibition at the Ecole des Beaux-Arts de Paris and subsequently left medical school. I guess if I were to make a "pecking order" for which one of my ideas would become a reality before I "go" (it's not on my calendar, but, for sure, it IS in my future!) it would be:
1 - Creation of "New Palestine". It makes lot of sense to me & COULD BE accomplished. It seems to satisfy all, except the new "proclamation" that all the Palestinians should move (where?) to allow Israel (& Donald Trump) to develop this land) & maybe, I would get a Nobel Prize. The recognition would be nice I could use the $1 million prize - TYVM.
2 - Creation of Community Living Centers in America (& all over the world). A better living choice - starting with eliminating Vet homelessness (about 20,000), then ALL homeless, then anyone who wants to live in that environment. Maybe all those disenfranchised "loonies" would find a home & solace in a CLC & decide maybe a mass murder will not look so good on their resume. My idea of making CL's condos, for the living space, would allow the "rich & famous" to participate & get satisfaction for doing something for those less fortunate than themselves. And they own real estate. They could sell t, hold it, or give it to the homeless as a "gift". Nice gift - TYVM. Elon Musk (you've heard of him!) makes lovely tiny homes (in his spare time) for under $20,000. We could become a nation of Elon Musk Tiny Home CLC's. He would need a separate one for all his kids & their eventual families. BIG family holiday meals.
3 - Changes for NYC. I have had a "love affair" with NYC since I was a kid. I grew up in St. Pete, Fla & when school was out, my mom would drive us up to be with her sister who lived in Mamaroneck. She would tke me into the City to see a show & I was "hooked"! We would park to the West of 8th Ave & crossing 8th, I would see these "creatures". "Mom - they don't have girls like that in St. Pete! I am going suggest that EricAdams make an Executive Order to allow Vice Mayors. Is this "legal"?, moral?, even possible? Governing a City of more than 8 million requires as much support as you can get. I think after all the other candidates review my ideas - the basis being
"Poverty does not need to be taken care of in some of the most expensive real estate in the world". Seems kinda stupid!
25% of NYC's population is classified as poor. Do they contribute to the finances of NYC or take billions to get support? Throw them in the Hudson? No, my idea is called Community Living Centers (CLC's), They can be built on inexpensive vacant land &/or in cities that require revitalization, Ths "new" concept will offer the poor & homeless a better alternative than they have now.
My "plan" is to begin all over America with the 30,000 homeless vets. This is not so simple but I came up with a good idea. It requires Elon Musk being involved - BIG TIME! The CLC "concept" changed after I had my "Gaza Transformative Dream" (on this site, someplace - just scroll to try to find it!). To inexpensively build CLC, my concept is what I call High Rise Tiny Home Neighborhoods (HRTHNH's) would be most effective, with the lowest cost to house the projected 1.5 million people who will be leaving NYC to allow the middle class & upper middle class to replace them.
18 story buildings will be built, after an architectural competition, that will be open on both sides. King Charles. believes traditional architecture is more soothing to the soul - I agree! 36 tiny hones will be inserted on each side creating on each floor 64 tiny homes. The corridor willl be as wide as a street creating a "neighborhood in the sky".. Kids can ride their bikes & play on the 'Street" & as each tiny home has a porch in the front, facing the street, people will get to know their neighbor, unlike Liza Minnelli's song (she is Judy Garland's daughter) "Ring Them Bells" about a woman vacationing in Yugoslavia meets a man who has lived right next to her in NYC for years & they never met! The lower 3 floors will have 3 dining halls (with 2 seatings in each) & a common kitchen (feeding about 3,500 people who will live in each CLC HRTHNH. Can't call Uber Eats! Time $ a nap - 3.20 am - got up 2 pee @ 2 & since I fell asleep at 8, was not tired.

The basic premise is “poverty does not belong in the most expensive real estate in the world”. 25% of NYC’s population is classified as poor. A turnover to mostly middle class will have a positive impact on NYC in the billions!
Poverty can be taken care of in my HRTHNH Community Living Center concept. It would better serve the poor & homeless than what we “offer” now (not much).
HTTHNH’s would be built on inexpensive, vacant land, or in cities that require revitalization & want this economic activity. They do not have to be on NY State land. An “arrangement” can be made by NYS to properly compensate the State where the prior NYC residents are moving to.
Again, Elon Musk is key. My “concept” is a revolutionary new way to create housing called - High Rise Tiny Home Neighborhoods. It will begin with the approximately 30,000 homeless vets.

18 story buildings would be built with no walls on both sides. Each will have 1,000 tiny homes housing about 3,000 people. Elon Musk tiny homes would be placed through the open sides with the front of the tiny house (that has a porch) facing a wide corridor that will be wide as a street. Each floor will have 34 tiny homes on each side facing the “street”. It will be like a neighborhood.
People sitting on their porch can say hello to people strolling down the street “Good morning George & Martha - you’re looking real good this morning!” Kids can ride their bikes and play on the street and you can get to know your neighbor, unlike Liza Minnelli’s song “Ring Them Bells”.
Most tiny homes would have 4 rooms for singles (different for kids & couples) with a bathroom, small kitchen & dining table. Most will eat in 1 of the 3 Common Dining Rooms (1 kitchen) on floors 1 - 3. Residents will do cooking, cleaning +++. The bottom 3 floors will have the common dining rooms, emergency medical care, banks, a post office & administrative offices & ?
There will be a place for those capable to work in a profit oriented business - they will pd a stipend as they have few expenses - housing is free, food in the Common Dining Rooms is free, there will be free bus transportation. Health care will be covered by Medicaid.
For those who wish to, they can go to a “Learning Center” & get a HS equivalency degree, an Associates degree or even a 4 yr. degree. There will be “schools” from pre pre K - 12th grade + higher learning.
For those not capable of working or learning, some buildings will be “Caring For You” buildings.
Funding will come from wealthy individuals, corporations & governments. This can revolutionize America as young people, & others, who are disenfranchised and decide that they’re “better off” just getting a automatic weapon & going out and killing people and then killing themselves may very well find themselves satisfied in an environment like this where they have support for psychological issues and can be functioning human beings.
There will be amenities including an indoor & outdoor pool, tennis & pickle ball courts, parks + (?) & maybe even an amusement park! There will be theaters for those with acting talent & shopping in an European style Town Square.

Both of you had been very kind & caring 4 me with my many mood swings, “family” issues +++. I love u both for that. I belong to a Facebook group called spirituality and I got the most important lesson of my life about six months ago. It’s too bad I didn’t know it 70 years ago.
It said “Never have negative thoughts - negative thoughts create negative results”! Where did my depressions come from? Drinking sour milk - no from negative thoughts “Oh, I’m terrible because …. What if this or that happens?” As far as I know no one ever had a great depression. No one ever said “Oh what a wonderful depression I just had - I can’t wait for my next one! Stopping negative thoughts I found is actually very easy. I just make sure I never have a negative thought and, according to spirituality, the more positive your thoughts are the more likely you’re going to have positive results in your life.
So, I will continue to be positive about creating a Palestinian homeland & becoming Mayor of NYC. If I do not become Mayor, I think I may get an apartment in Manila,the Philippines. A nice one bedroom is about $200 a month and I can survive on that with just my Social Security and will not have to rely upon the help that Stuart and Steve have been so kind to give me over the last many years. But if I do become Mayor, the salary is $250,000, so that should “help out”.

I will not live in Gracie mansion. I will continue to live in my apartment which I love and I do my best work in the middle of the night naked so that wouldn’t work in City Hall. I don’t want to be known as “the mayor with no clothes”. I’ll have a meeting at 1 PM on Monday Wednesday and Friday and will have to delegate a lot of the different events that a Mayor generally attends. Gracie mansion will be used for allowing dignitaries, politicians, movie stars and other people of import as well as family (like the Kahan family) and friends to stay there. I am hoping my friend’s wife will be in charge of overseeing that as well as a weekly Judy Garland Shabbat Dinner that will begin with Shabbat songs, including one I just found that is fabulous called “It’s Shabbat Baby Shark”. All invited will be told that they can bring their children and grandchildren. The invites will go out about six weeks before each Shabbat so they will have time to work together to make this very joyous presentation. Typical Shabbat songs will be sung with sheets giving the transliteration of Hebrew songs, then the Shabbat “service” a Shabbat meal and then a Judy Garland sing-along. He na ma Tov va ma nii emm, shevet la cheem gam ya had … (here we sit together and peace and harmony). The Shabbat dinner will be held whether I am town or not. I plan to do extensive traveling to “promote” NYC!

I am going suggest the other candidates endorse my ideas & my mayoral campaign - "Your ideas, "Mayor Donnie" envision what we also want for NYC - hard to argue with you!" For the top 3 candidates, I will allow them them any position in the Administration they desire.
I will appoint Vice Mayors to help me run the City (I need all the help I can get!). They will receive a salary equal to mine - $125 billion per year is what I am proposing - I know, sounds greedy - all right, all right - a measly $750,000 yr. Not to worry, NYC's annual budge is $112 billion. Like aI used to. say as a kid playing monopoly - "I think i WILL buy Boardwalk - it's just chickenfeed to me!" I was never richer then when I owned all that property with hotels (1 was The Rellim!) & houses & lots of 100 dollar bills - Oh, to be rich again! It's really not all that great! - A nice Shabbat dinner with family & friends is heads & heels over our RICH.

The concept is above but to sum it up, to house 2 million people is not a call to Century 21! It requires Elon Musl manufacturing about 600,000 tiny homes with 4 rooms in each - a common dining room on the lower floors of the approximately 500 High Rise Tiny Home Neighborhoods (HRTHNH) to be built.

I am also running (actually, walking - very slowly) for Mayor of NYC. Why? She wanted to visit with her 2 sisters who moved North after marriage. Aunt Lillian married a famous Industrial Designer & lived in a gorgeous contemporary home he designed on Nautilus Lane in Mamaroneck (lower Westchester County). WOW - what a home, what a neighborhood - what a wonderful Aunt & Uncle & 3 fabulous cousins - loved being there!
When I was about 8, she started taking me to theater. She would park on the West side of 8th Ave (1955 & on) & waking to theater across 8th Ave, I would say "Mom - they don't have girls like this in St. Pete"! She was holding my hand & dragging me along "Come along, Donnie, come along".
My 1st show was Gwen Verdon in Damn Yankees - I was "hooked"! Still am.

Forget Elon Musk - my original 1st choice. I know how busy he is with singing on America's Got Talent (& a Soon to be Dictator) - No time for something as silly as saving 2 million lives! *A "New Palestine" Town Square - everyone loves a Town Square! They will have inexpensive restaurants & shops wilh inventory for the non monied residents. There will be lots of gelato shops with every Plaaestinian getting a coupon every day for 1 free gelato a day! Yippee! My favorite is coffee! No Gucci, Pucci or Schmuchi here - go to the new Luxury resorts near by for that!!
* Many movie house for the 2 million New Palestinian residents (free entrance)
*Yoga, pilates ++ centers & gyms - all free!.
*Multiple live theaters for those who want to act in shows or learn acting
*Baseball field fields, soccer, basketball, tennis, pickle ball +++. Even A St Pete shuffleboard Center, volley ball fields + what did I leave out?
*Concert halls for playing, & learning to play, instruments. There will be marching bands to perform on the soccer field. I was in the marching band in HS & we once had a very complicated routine & everyone got screwed up - we were like spaghetti on the field (a fond childhood memory!)
*An amusement park with free rides & games

In the HRTHNHB's, kids can ride their bikes & people can stroll up & down the "Street". Peope will get to know their neighbor unlike Liza Minnelli's brilliant song "Ring Them Bells". It's about a woman who meets her future husband in Youglslavia - it turns out they have lived next door to each other (at 5 Riverside Drive) for over 10 years & never met!
At both ends of the streets will be a large, enclosed, terrace. "Life is good, Shula! Mohammed, how did this happen? Is it a dream?"
All will be on "siesta Time". I lived in Netanya, Israel with my family from '84 - '87 & found how much better each day is if on "Sista time". Maybe it will become a practice in America! How it works:
- All businss & schools open at 8 am & go till 12.30 (or 1) to return home for lunch - the big meal of the day. R & R & return to start again at 4. Kids have finished school & may go to an activity or just play (very Woke!). Cafe's & all ameneties in N New Palestine will be open all day.
All are back "on the job" at 4 & stay till 7 when you return home for a light supper.
I had another idea - I have "Brain Diarrhea" -
To the East of Gaza, Israel will build "The Spirit of Israel". There will be Churches, Mosques, Synagogues, a Unitarian Universalist Congregation +++ with hotels, camp grounds and another of those pesky Town Squares.
This will become another tourist destination for Israel!
